Acceptance of Regulations
Booking an apartment implies acceptance of these regulations. The person making the booking is personally responsible for them, including for the people accompanying them.
Rates
Prices are quoted in euros and include Value Added Tax (VAT).
Prices are per apartment and for the period and number of guests requested.
For apartments, the agreed price includes utilities (electricity, water, initial bed linen and towels) and anything else specified in the rate. The price does not include services not expressly included in the rate, any damage, or any other services requested by the customer, which must be paid for on site.
We reserve the right to change the published prices of our accommodations at any time and without notice. However, the price agreed upon at the time of booking (excluding any extras) will not be changed under any circumstances.
Reservation and Confirmation
You can make a reservation online using the booking system on our website www.icaroresidence.com.
To confirm your reservation, you must provide your details, a telephone number, an email address, the holiday period, the number of people, and the deposit required at the time of booking using the methods indicated on the website www.icaroresidence.com.
In the case of a non-refundable rate, the full amount must be paid in advance by credit card, bank transfer, or other payment methods indicated on the website.
In the case of a partially refundable rate, the terms for payment of the deposit and balance will be indicated at the time of booking.
In the case of a flexible rate, the balance must be paid upon arrival at the property.
N.B. In the case of a bank transfer, the Guest has 24 hours to pay the deposit.

Cancellation penalties
The cancellation conditions are expressly indicated at the time of booking.
In case of early departure, the entire agreed booking amount will be retained.
In case of a discounted, non-refundable rate, no amount will be refunded in any case.
Reservations must be changed or canceled in writing, if within the specified terms, by sending an email to [email protected] and must be confirmed in writing by the managers.
Unavailability of accommodation (overbooking)
If circumstances beyond our control prevent us from providing customers with the accommodation they have booked, Icaro Residence reserves the right to assign another accommodation with similar or superior characteristics at the same price, or in extreme cases to cancel the booking, refunding the tourist the amount paid without the latter being able to make further claims for compensation of any kind. Please note that nothing other than the amount paid will be refunded or compensated. Therefore, no claims for compensation will be considered.
Rules on accommodation management
The manager undertakes to change the bed linen weekly, where applicable, and to clean the accommodation at each change of guest.
Any extra change of linen requested by the customer will incur an additional cost to be paid in cash at the time of the change.
Linen refers to sheets and a set of towels (bath towel, face towel, bidet towel) per person.
The accommodation units are equipped with beds, pillows, and blankets, a wardrobe, hangers, drawers, bedside tables or shelves, lighting, and bedside lamps.
The bathrooms are equipped with a waste bin, mirror, and adjacent electrical outlet, hairdryer, washer-dryer, shower stall or shower stall for the disabled (disabled apartment), toilet brush, and bath mat.
Arrival – Balance – Security Deposit
On the day of arrival, apartments can be checked into between 3:30 p.m. and 7:00 p.m. For arrivals after 7:00 p.m., self check-in is always possible according to procedures that will be communicated and agreed upon in advance between the manager and guests.
Check-out is by 10:00 a.m.
Upon arrival, guests must present a valid ID. If valid documents are not presented, the reservation will be canceled and the entire amount paid will be retained.
Upon arrival, you will be given the keys, shown the accommodation, and asked to pay a security deposit of €150.00 (in cash) for any damage and/or missing items, together with the balance. The security deposit will be returned on the day of departure after the manager has checked the accommodation. In case of damage and/or missing items, the security deposit will be used to cover the costs.
Tourist tax
The tourist tax is not included in the accommodation rate and must be paid upon arrival together with the balance, except for exemptions and reductions provided for by municipal regulations.
Departure – Return of the accommodation
On the day of departure, a representative will check the condition of the accommodation with the guest. If it is left in the same condition as it was delivered and all the rules of these regulations have been complied with, the security deposit will be returned. Any damage caused must be compensated. Accommodation must be vacated by 10:00 a.m. to allow for cleaning and preparation for the next arrival.
Pets
Small pets (up to 5 kg) are accepted, with a maximum of one per accommodation. Guests must notify us in advance, and a supplement of €30.00 or as specified in the conditions of your stay will be required.
Pool area
The property has a swimming pool of approximately 100 m² with a baby pool, whirlpool, and a large
solarium with sunbeds, umbrellas, and lounge areas. The pool is open seasonally, typically from June to September; dates may vary. Opening hours follow those of the reception (9:00 a.m. to 8:00 p.m.). The area may occasionally be reserved for external events at certain times (typically from 5:00 p.m.). Any changes will be communicated in a timely manner.
Animals are not allowed in the pool area. No exceptions are permitted.
Rules during the stay
- The Guest is required to check the efficiency of the accommodation and communicate any anomaly or lack within and no later than 24 hours after your arrival, any subsequent communication of any inefficiencies, anomalies or deficiencies will not be considered chargeable in any way to the manager.
- It is strictly forbidden to copy the keys: trespassing, without authorization, constitutes a serious criminal offense punishable by law. In the event of loss of keys, a refund of €20.00 will be given for the damage caused.
- It is forbidden to stay in the accommodation in a number of people greater than that communicated at the time of booking and the maximum number allowed. It is forbidden to let foreign people in without having previously communicated to the manager and received express consent.
- All accommodations are delivered clean and functional. The Guest will have to provide for the daily rearrangement of the accommodation and will be responsible for its integrity, for this reason it is forbidden to move the furniture from its position. Upon returning the property, the customer will have the obligation to leave the accommodation in acceptable conditions, in particular the cleaning of the kitchenette and the dishes, which must be returned clean and tidy, under penalty of being charged additional € 30.00 or as provided for in the specific conditions of the stay. Guests must also empty the refrigerator and waste bins. Upon request, midweek cleaning is possible for a fee.
- The Guest is required to observe the common rules relating to quiet, especially in the afternoon and at night, avoiding annoying noises and shouts. Particular silence must be respected between 12.00 am and 8.00 am and between 1.00 pm and 4.00 pm.
- The Guest is required to respect the common areas and all appurtenances relating to the accommodation, in particular it is recommended to always use the paths and avoid stepping on the synthetic lawn or crossing the hedges.
- The Guest undertakes to take the utmost care of the property entrusted to him. Dishes and other household equipment (chairs, blankets, etc.) must not be used or transported outside the house. All non-compliances will result in charges assessed on a case-by-case basis by the person in charge. Items that are replaced must be of the same quality as the originals. Breakdowns caused by the Guest or those of ordinary maintenance will be charged to the Guest and the amounts will be withheld directly from the security deposit.
- In cases of doubt, the person in charge will retain the entire deposit and return any difference together with the receipt of the expense incurred for the restoration at a later time.
- It is absolutely forbidden to take linen out of the accommodation.
- The Guest expressly exempts the manager from any responsibility for direct or indirect damages that could arise from innocent interruptions of essential services such as, for example, electricity and water.

- We decline any responsibility for the loss, theft or damage to objects of your property left in the rooms or for any accidents, thefts, damage to people or things just because they occurred inside the property.
